Real-life Estate Agents versus Internet Phantoms

It might sound like two basketball teams coming together for the final game, but it is definitely no sporting matter when you intend on investing your life savings in foreign real estate.

In today´s world, we have easy and quick access to information on almost every topic and product imaginable via the Internet. As a matter of fact, we have come to expect and even demand that this information be at our fingertips whenever we want it. That´s all very well for a large number of services and products but when it comes to investing hard-earned cash and/or one´s complete life savings in bricks and mortar abroad, surely it makes sense to be able to make contact with a real company with real professionals behind it? Make sure your estate agent is !

Within the last 12 months or so, we have noticed a surge in exclusively Internet-based real estate websites, literally offering tens of thousands of properties to those looking to relocate or purchase a holiday home in this beautiful part of the Costa del Sol. In reality, a large number of these sites are based simply on a general database for which they have paid buttons to have access to. The people behind this type of website have never visited the properties they are showcasing, indeed they probably don´t even know where they are, nor do they know the property owner or what he is looking for in a buyer, or the conditions he would accept against an offer, they know nothing about purchasing or selling real estate (either here or anywhere else, for that matter), and most certainly would not be able to give you correct market or zoning information, transactional advice, or indeed tax advice. And, to add to your confusion, you will probably see the same property being advertised on 10 different sites, with 5 different prices…. Not very professional at all….  Look for an established estate agent, like MP Dunne, who has real market knowlege of the area where you are looking to buy,

Very often these sites upload properties in bulk, and they really don´t care whether or not the information is up-to-date, reliable, or even if the property or the location is suitable for you and your family. All they want is to grab your attention, and they often use the properties as “teasers” to get you to fill in a form and send it to them, with your name, email address and telephone number. With your contact details available, they can then start bombarding you with calls from their telemarketing department in an attempt to get you to come down to visit properties.

Once they have secured your visit, they then place a call through to the real estate agent that actually does have the property listed on their books, and they make an appointment to view the property with you as their client. Apart from the fact that they are only interested in getting you to buy “something and anything”, you end up dealing with 2 or even 3 different agents, when you could have easily gone direct by contacting an established, real-world estate agency with street presence, total transparency, one who will actually listen to you, answer your questions and queries, negotiate on your behalf taking your best interests into account, as well as offering all the necessary experience to help you glide through the purchasing process.

There really is nothing to beat local knowledge and in-depth product and market savvy which, to be very honest, are basic requirements that you deserve to have made available to you when you are house hunting, and which a professional agent will gladly share with you in order to secure the best possible property and price to suit your requirements and desires. You deserve all this, and more… but certainly never less.

There is a lot more involved than just swapping money for a Villa in Sierra Blanca on the Marbella Golden Mile or an Apartment in Puerto Banus: what about everything else that you would want or need once you own a home in Marbella? Do you need information on international schools for the kids? What about house and even car insurance, residency requirements, utility bills, legal and fiscal representation? Wouldn´t it be nice if somebody could recommend places to Eat out in Marbella or good Marbella Beach Clubs, or even a bit of information on the social scene and the Marbella Night Life?

So, surely it only makes sense to seek out a professional estate agenct on the internet, one who you can talk to face-to-face, who can deliver all the services inherent to the property purchasing process, and who you can trust and rely on to look after you while you search for that perfect home which should give you many, many happy memories to look back on in the years to come.
