In the strictest sense, a gated community is a residential community or urbanisation containing strictly controlled entrances. Often with a closed perimeter of walls or fences. Gated communities usually consist of small residential streets and may include various shared amenities a park or other common area.

They are a type of enclave and homeowners see added value to live within these boundaries mainly for security and above all privacy reasons. Some gated communities are staffed by private security guards and are often home to high-value properties. In some countries such as South Africa and South America, gated communities are a must for wealthy homeowners and their families. Security
Without a doubt, one of the most important reasons to opt for a gated community as urbanisations with gates manned by security guards gives their residents a sense of calm and wellbeing and they can be sure they are protected in their homes. The fact that no one can enter without being checked and all visitors are monitored is a big plus for the gated communities. All of the gated communities will have perimeter fencing and will usually have camera surveillance.
If the community is gated there will be facilities for the security staff and this means that visitors can always be attended to, keys dropped off and owners can opt to leave their keys with security for sales visits or workers to carry out jobs while they are not there. Keys can also be picked up should the properties be rented etc. In other words, a concierge system.
Privacy
In Marbella, most of the Gated communities have only one entry gate, and the actual roads inside the community are private. This means that there is no automatic right of way for anyone and entry is absolutely only by invitation or authorization of the community. Examples of this kind of community are La Zagaleta in Benahavís or Altos Reales in Marbella and El Madroñal in Benahavís.
Facilities
Some of the larger gated communities such as La Zagaleta offer country club style facilities popular in the states. La Zagaleta has two 18-hole golf courses, with a clubhouse for members and residents, a full-time restaurant, tennis courts, swimming pool and areas for entertaining. As well as an equestrian centre.
Private or Public roads
There are a few so-called gated communities such as Sierra Blanca that due to the roads in the urbanisation being public roads they cannot legally be blocked by gates, however, due to the level of the properties the community itself has set up a 24 hour security system and at night there are barriers at all entry points and they have to be opened either with remote control by the security or remotes issued to the owners.
Other communities have obtained permission to erect barriers, but these are just to act as deterrents as they open automatically when a car approaches as it would not be legal to close public roads to suit the residents.
In Marbella, gated communities are generally accepted as being places where the villa properties tend to be high end and most being multi-million-dollar properties. For the facilities offered and the security involved the owners will mainly be HNWI who are a privileged few. Owners are willing to pay the extra to live in these enclaves.
