Golden Mile pricing turns on a small number of comparable sales, and at the top of the market a good share of them are private. Portal asking prices are a weak guide here. We value against transactions we have seen, then agree with you whether the property is marketed openly or shown to a controlled list. For the largest homes, discretion is usually what the owner requires rather than what we recommend, and we can run either process.

The motorway divides the Golden Mile into two distinct markets. Beachside takes in Puente Romano, Marina Puente Romano, Casablanca, Coral Beach and Río Verde, where frontline position sets the price and stock is finite. Above it sit Sierra Blanca, Cascada de Camoján, Nagüeles, Altos Reales, La Trinidad and Las Lomas del Marbella Club, where plot size, elevation and view do more of the work. Comparable evidence does not transfer between the two. Marbella old town is an 8-minute drive, Puerto Banús 11 minutes, and Málaga Airport 39 minutes.

Buying on the Golden Mile follows the standard Spanish process: a reservation contract, due diligence by your lawyer, a private purchase contract, then completion at the notary. Non-residents can buy freely, and you will need an NIE number and a Spanish bank account, both of which can be arranged remotely with power of attorney. Purchase costs and taxes sit on top of the price and change from time to time, so we will introduce you to a Spanish lawyer to confirm the current position.
The Golden Mile divides into beachside and upper, either side of the motorway, and they suit different buyers. Beachside covers Puente Romano, Marina Puente Romano, Casablanca, Coral Beach and Río Verde, where you are walking distance from the promenade and the beach clubs. Upper takes in Sierra Blanca, Cascada de Camoján, Nagüeles, Altos Reales and Las Lomas del Marbella Club, generally offering larger plots, gated security and sea views from elevation. In Spain the seller pays the agency commission and the buyer pays nothing to the agent. Our fee is set out in writing before any agreement is signed, and it is agreed against the marketing approach we recommend for the property rather than applied as a flat rate. For discretion-led sales at the top of the Golden Mile market, the brief is often narrower than a public campaign, and the terms reflect that.
Yes, and at the top of the Golden Mile market it is common. The largest homes, particularly around Santa Margarita and Marbella Club, are often sold privately and never appear on a portal, because the owners require discretion. Access depends on agent relationships and on Hamptons Private Office, through which we see instructions before they are published and introduce them where the fit is real.
Yes. Sierra Blanca sits on the upper Golden Mile, above the motorway at the foot of La Concha, and is one of its most established gated addresses.
