Marbella East splits into beachfront communities like Los Monteros and Marbesa, and golf-led ones like Río Real and Santa Clara Golf. We work both, so our comparable evidence isn't limited to one side of the coast road.
Three branded developments are currently advancing along this coast, the Four Seasons Río Real, Waldorf Astoria Higuerón Marbella Golf Resort, and a beachfront resort in Las Dunas, Elviria. We track what each means for values in the surrounding streets, not just the schemes themselves.
Our Marbella East advisors cover all four primary buyer languages, matching the international mix of family and second-home buyers the area attracts.
Our Hamptons International partnership opens the Hamptons Private Office, used for ultra-premium and off-market instructions, including the larger beachfront estates around Los Monteros and Elviria.
Marbella East is one of Marbella´s most popular upcoming areas, offering an excellent choice for those seeking a relaxed and sophisticated beachside lifestyle close to Marbella town. Spreading from Rio Real, Los Monteros, Costabella, El Rosario, Las Chapas, Elviria, Marbesa and out to Cabopino/Artola, Marbella East is known for its gorgeous sandy beaches, pine forests, golf courses, fine dining and diverse sporting and natural amenities.

Pricing along this coast depends heavily on which community a property sits in, and asking prices per square metre currently vary by more than double between the strongest and weakest performing pockets. We value against completed transactions in the specific sub-area rather than a Marbella East average, since that average tells you very little about any single street. We’ll agree the right marketing route once we know exactly where your property sits.

Marbella East is not a single market, it’s a string of distinct communities along 15 kilometres of coast. Los Monteros, Río Real and Costabella sit closest to Marbella itself. Elviria, Las Chapas and Marbesa carry the largest concentration of beachfront stock. Santa Clara and El Rosario are golf-led and generally better value. Cabopino, at the far end, is quieter and closer to Mijas. Marbella old town is a 21-minute drive, Puerto Banús 26 minutes, and Málaga Airport 40 minutes.

Buying in Marbella East follows the standard Spanish process: a reservation contract, due diligence by your lawyer, a private purchase contract, then completion at the notary. Non-residents can buy freely, and you will need an NIE number and a Spanish bank account, both of which can be arranged remotely with power of attorney. Purchase costs and taxes sit on top of the price and change from time to time, so we will introduce you to a Spanish lawyer to confirm the current position.
It depends on how far from Marbella you want to be and what you’re prioritising. Los Monteros, Río Real and Costabella sit closest to town and command the highest prices. Elviria, Las Chapas and Marbesa have the strongest beachfront concentration. Santa Clara and El Rosario are golf-led and generally better value. Cabopino, at the far eastern end, is quieter and borders Mijas Costa. We will narrow this with you before you start viewing.
In Spain the seller pays the agency commission and the buyer pays nothing to the agent. Our fee is set out in writing before any agreement is signed, and it is agreed against the marketing approach we recommend for the property rather than applied as a flat rate.
Generally, yes, on a like-for-like basis, though both areas span a wide range depending on frontline position. Elviria’s beachfront stock competes on price with Nueva Andalucía’s golf frontline rather than undercutting it outright, while inland Elviria tends to be noticeably more affordable than most of Nueva Andalucía. The most useful comparison is between specific streets rather than the two areas as a whole, and we can talk you through that directly.
Yes, and it’s one of the areas where we place the most family buyers, particularly in Elviria and Los Monteros. Several international schools sit within a short drive, and the area’s beachfront position means daily life doesn’t depend on a car trip to the coast the way some inland areas do. Which specific community suits a family best depends on school choice and commute, and we can talk that through directly.
