Why MPDunne in Sierra Blanca

Villas From €4M to €30M

Sierra Blanca's villa market runs from properties needing full renovation to the mega-mansions setting the coast's record prices. Our comparable evidence spans that entire range, not just one end of it.

Every Gated Enclave Within Sierra Blanca

Sierra Blanca contains several distinct gated sub-communities, including Condado de Sierra Blanca, Reserva de Sierra Blanca and Balcones de Sierra Blanca, each with its own access and its own pricing. We work all of them, not just the main estate.

Multilingual - EN / ES / FR / DE

Our Sierra Blanca advisors cover all four primary buyer languages, matching the international ownership profile of the address.

Hamptons Private Office Access

Our Hamptons International partnership opens the Hamptons Private Office, used for ultra-premium and off-market instructions. At this price point, a meaningful share of Sierra Blanca's transactions never reach a public listing.

Living & Buying in Sierra Blanca

Sierra Blanca is an exclusive luxury urbanisation in the Golden Mile of Marbella. It is one of Marbella’s most desirable residential real estate urbanisations, offering iconic properties in a prime location with fantastic sea and mountain views, in a secure environment.

Selling a Property in Sierra Blanca

At this level, demand consistently outstrips supply for the properties genuinely finished to a modern standard, and pricing is set by a small number of comparable sales rather than portal averages. We value against transactions we have seen, then agree with you whether the property is marketed openly or shown to a controlled list of qualified buyers. For many Sierra Blanca owners, discretion is the requirement rather than the exception, and we can run either process.

Buying in Sierra Blanca

Sierra Blanca is not one homogeneous estate. Plot sizes alone range from 2,000 m² to 20,000 m², and pricing depends heavily on which of it you’re in, an original 1980s villa awaiting renovation, a fully redone six-bedroom home in the €8M to €10M range, or a record-setting mega-mansion above €20M. Condado de Sierra Blanca and Reserva de Sierra Blanca operate as their own gated sub-communities within the wider estate, each with separate access. Marbella old town is an 8-minute drive, Puerto Banús 8 minutes, and Málaga Airport 37 minutes.

Frequently Asked Questions

Yes. Sierra Blanca operates 24-hour security with controlled access, and several of its enclaves, including Condado de Sierra Blanca, Reserva de Sierra Blanca and Balcones de Sierra Blanca, add their own gates and barriers on top of the wider estate’s security. Access for viewings is straightforward to arrange, but it isn’t a walk-in area, and we coordinate entry as part of every viewing we book.

Buying in Sierra Blanca follows the standard Spanish process: a reservation contract, due diligence by your lawyer, a private purchase contract, then completion at the notary. Non-residents can buy freely, and you will need an NIE number and a Spanish bank account, both of which can be arranged remotely with power of attorney. Purchase costs and taxes sit on top of the price and change from time to time, so we will introduce you to a Spanish lawyer to confirm the current position.

It depends what you’re optimising for. Sierra Blanca sits minutes from Marbella’s beachfront and old town, with sea views and immediate access to restaurants, beach clubs and the promenade. La Zagaleta sits inland above Benahavís, offering greater privacy, larger plots and its own golf and country club, at the cost of a longer drive to the coast. Both carry comparable price ceilings at the very top of the market. We’d rather talk through what you actually want day to day than declare one objectively better.

In Spain the seller pays the agency commission and the buyer pays nothing to the agent. Our fee is set out in writing before any agreement is signed, and it is agreed against the marketing approach we recommend for the property. For discretion-led sales, where the brief is a short list of qualified buyers rather than a public campaign, the terms reflect that narrower scope.

Yes, and at this price point it’s common. A number of Sierra Blanca’s larger villas change hands without ever reaching a public listing, since owners at this level often prefer discretion over exposure. Access depends on agent relationships and on Hamptons Private Office, through which we see instructions before they are published and introduce them where the fit is genuine.
